Decision on the demolition of Ykköskortteli

The City Board will decide on the demolition of Ykköskortteli on August 31, 2026. The proposal is to demolish Ykköskortteli all at once. The estimated total cost for the demolition is approximately €2.5 million. Work would likely begin during autumn 2026.

Two demolition options under review

Two alternative implementation plans have been prepared for the demolition of Ykköskortteli, for which separate contract tenders were requested. The goal of the review has been to find a technically feasible, safe, and economically advantageous solution to enable the further development of the area.

In Option A, Ykköskortteli would be demolished in stages, with part of the block demolished immediately and part later in connection with new construction. In Option B, the block structures are demolished all at once.

When all structures are demolished at once, the project remains clear and final costs are more predictable. It also allows for more flexible implementation of the area’s further construction.

Director of Property Management Petri Paavilainen

The estimated total costs for Option B are approximately €2.5 million, which is about €0.5 million lower than Option A.

After the completion of the demolition work, possibilities for the temporary use of the area will be investigated separately. The goal in an optimal situation is to enable temporary activities serving residents or other uses of the site during its vacancy that support the vitality of the city center and the comfort of the area. The planning and implementation conditions for possible temporary solutions will be examined in more detail as the demolition work progresses and in connection with the further planning of the area.
